If your sale closes before your purchase, storage between closing dates is the piece that keeps the whole move calm. Your furniture and boxes leave the old house on the day you have to be out, they sit in a secure warehouse for however long the gap runs, and they come off the truck at the new place on possession day. One crew, one inventory, one plan. You are not renting a unit, hauling everything twice, or camping in a house with no bed.
We are Bradford Moving & Storage, a family run mover in Holland Landing serving Bradford, Newmarket, Aurora, Richmond Hill and the rest of York Region since 1980. Storage between closing dates is one of the most common calls we get, especially between May and September. Here is how the gap actually works, and what to decide first.
Everything from one household stays together on its own pallets, wrapped the way it came off the truck, so the reload is a straight reverse of the unload.Moving is not a rare event. According to the 2022 Canadian Housing Survey reported by Statistics Canada, one third of Canadian households, 33.3 percent, had moved into their current home within the previous five years, and 25.3 percent of those movers were upgrading to a larger or better quality home.
Upgrading almost always means selling one property and buying another, which is exactly where closing dates drift apart.
What is storage between closing dates?
Storage between closing dates is short term warehouse storage handled by your moving company, covering the days or weeks between the day you hand over the keys to your old home and the day you get the keys to the new one. The crew loads on move out day, the load goes into a locked warehouse instead of a driveway, and the same company delivers it when you can take possession.
The practical difference from renting a self storage unit is who does the lifting. With a rented unit you move your things twice at each end, into the unit and back out again, usually with a truck you drive yourself. With mover held storage the items are wrapped once, inventoried once, and touched only by the crew. Our own warehouse storage works this way, and it is why we usually recommend it over a unit when the gap is under a couple of months.
What do I do if my closing dates do not line up?
Call your mover before you sign anything with a firm date on it. That is the whole answer, and it is the step people skip. Most of the difficulty in a mismatched closing is not the storage itself, it is finding a crew and a truck on two specific days in the middle of peak season after the dates are already locked.
Work through it in this order:
- Confirm both closing dates with your lawyer, including the time of day funds are expected to transfer.
- Book the move out date first. It is the one you cannot move.
- Ask your mover to hold a tentative delivery window rather than a fixed delivery date, because purchase closings slip more often than sale closings.
- Decide what travels with you and what goes into the warehouse.
- Tell your insurer and your lawyer that your belongings will be in commercial storage for the gap.
If your closings are only a day apart, you may not need storage between closing dates at all. We regularly load in the afternoon, keep the truck loaded and locked overnight, and deliver first thing the next morning. That is cheaper and simpler than a warehouse handling, so ask about it before you assume you need weeks of storage.
What does storage between closing dates look like, day by day?
Three phases, and only the first and last involve you. Knowing the shape of it in advance is what stops the middle stretch feeling like your life is in limbo somewhere you cannot see.
Move out day. The crew arrives in the morning, wraps furniture, and loads to a written inventory with a numbered tag on every item and carton. You do a final walk through with the crew lead, sign the inventory, and hand over the keys to your lawyer or agent. The truck goes to the warehouse rather than to an address.
The gap. Your load comes off the truck and onto its own pallets in a locked building. Nothing is unwrapped and nothing is opened. This is the quiet part, and the only thing you normally need to do is tell us the moment your lawyer confirms a firm closing date for the purchase.
Delivery day. We reload in inventory order, which means the reverse of how it went in, and deliver to the new address. You check items off the same inventory sheet as they come through the door, and the crew places furniture in the rooms you point at rather than stacking it in the garage. Beds get reassembled before the crew leaves, because a bed you can sleep in that night is the thing that ends the move.
The one decision that changes this timeline is whether you want a partial delivery. If the gap is long, some families ask us to bring a short load of essentials to a rental first and hold the rest. It costs an extra truck run, so it is worth asking about early rather than on the day.
How long will your things sit in storage between closing dates?
Usually somewhere between one night and about three months. The length of your gap is normally set by financing rather than by the moving schedule, because the buyer of your old home and the seller of your new one are each working to their own lender’s timetable.
Bridge financing is the common fix for the money side of the same problem. RBC Royal Bank states that bridge loan terms are typically six months and can range from 90 days to 12 months or longer, and that a firm sale agreement on your existing home is required to qualify. In practice most York Region gaps we handle are far shorter than that, from a single night to a few weeks. Ask for a monthly rate anyway, since a two week gap that becomes a six week gap should not become a renegotiation.
Bridge financing or storage: which one solves the gap?
They solve two different problems, and plenty of families need both. Bridge financing releases the equity locked in the house you have not been paid for yet. Storage between closing dates handles the physical belongings that have nowhere to go. Neither one substitutes for the other.
| The problem | What fixes it | Who arranges it |
|---|
| Down payment is tied up in the unsold home | Bridge financing | Your lender, with your lawyer |
| Furniture has to be out before the new place is ready | Warehouse storage with your mover | Your moving company |
| Nowhere for the family to sleep for two weeks | Short term rental or family, plus a packed overnight bag | You, early |
| The purchase closing slips by a week | A flexible delivery window, not a fixed date | Your moving company |
The table matters most on that last row. A crew booked for a hard delivery date has to be rebooked if your lawyer calls with bad news, and in July that can cost you a week. A window costs you nothing.
What should you keep with you and never send to the warehouse?
Pack a two week bag as though you were travelling, even if the gap is three days. Once the truck doors close, anything that goes into storage between closing dates is genuinely out of reach until delivery, and a warehouse is not a place you can drop by on a Saturday to dig for a passport.
Keep these with you every time:
- Passports, birth certificates, the deed, and anything your lawyer might ask for.
- Prescriptions, glasses, and medical equipment.
- Laptops, chargers, and any work you cannot do without.
- Jewellery, cash, and small items of real value. Movers should not carry these and most policies will not cover them.
- Enough clothes, toiletries and kids’ or pets’ gear for the longest the gap could realistically run.
Some things cannot go into a warehouse at all. Propane tanks, gasoline, paint, cleaning chemicals, aerosols and open food are refused everywhere for fire and pest reasons. Our guide on what not to pack when moving has the full list, and it is worth reading a week before the crew arrives rather than the morning of.
Storage between closing dates: common questions
Is storage between closing dates covered by insurance?
Partly, and the details are worth checking. Your mover carries liability while the goods are in their care, but the default level is weight based and low. Your home insurer may extend contents coverage during a move, though many policies reduce or exclude it once goods sit in a commercial warehouse. Ask both parties in writing before move out day.
Can I get into the warehouse to grab something?
Usually not, and you should plan as though the answer is no. Household goods in storage between closing dates are wrapped, tagged and stacked for space, not for access. Retrieving one box can mean unstacking several, which is why the two week bag matters so much.
How far in advance should I arrange movers for a gap move?
Four to six weeks is comfortable for most of the year, and eight to twelve weeks for a summer or month end date, because those are the dates every other family wants too. Our post on how far in advance to book movers goes through the seasonal pattern in more detail.
What month is storage cheapest?
Winter, generally. Demand for both movers and storage space falls off sharply after October in Ontario and stays low until spring. If you have any say over your closing dates, a January gap is easier to book and easier on the budget than a July one.
Do I need a bridge loan if I am using storage?
Only if you need the equity from your old home to complete the purchase of the new one. Storage solves where your belongings live. Bridge financing solves where the down payment comes from. Ask your lawyer which of the two, or both, your particular closing sequence requires.
How we handle storage between closing dates in York Region
Everything we load goes onto a written inventory before it goes into the warehouse, with a tag number on each item. Furniture is blanket wrapped on the truck and stays wrapped in storage, so it is not handled again until delivery. Your household is kept together rather than mixed into general stock, which is what makes a same day reload possible when your lawyer finally confirms.
We are based at 98 Sluse Rd in Holland Landing, which puts our warehouse inside a half hour of most Bradford, Newmarket, Aurora, Innisfil and King City addresses and about forty minutes from Richmond Hill. Short distances matter more than they sound on a gap move, because you are paying for the truck run twice. If you are further north, our guide to storage in Barrie covers the same ground for that end of the region, and if you are weighing a warehouse against a rented unit, short term versus long term storage is the piece to read next.
One more thing worth settling early: insurance. Basic carrier liability is calculated by weight, not by what an item is worth, so a sixty pound television and a sixty pound bookshelf are covered identically. Ask what valuation applies while goods are in the warehouse as well as in transit. Our notes on storage insurance options explain the difference, and our office will walk you through it on the phone.
If your closings do not line up, call us at (905) 775-3982 or toll free at (800) 263-3281, or ask for a free estimate and we will price the move out, the storage and the delivery as one job so you can see the whole gap before you commit to a date.
